I will spend time carrying out detailed site and building measure using laser and other electronic measuring aids as well as digital photography to produce in the case of an existing building plans sections and elevations. This is then drawn up either by hand or using AutoCAD software as appropriate for the job and client.

Ahead of a client meeting I will normally prepare one or more sketch schemes as a basis for discussions and refinement to arrive at a solution suited to the individual client brief.
Application for Planning Approval & liase with local authority
Having had more than 20 years experience of dealing with local planning authorities I can advise on how some smaller projects can be accomplished within Permitted Development limits avoiding the delays and expense of a formal planning application. Where formal consent is required I have wide experience of all sorts of planning listed building and other applications particularly relating to individual houses and flats.
Preparation of detailed drawings, liasing with structural engineer/Quantity Surveyor if required.
Detailed drawings are normally prepared as CAD drawings in conjunctions with other consultants where these have been appointed by the client. These provide the required information to satisfy the increasingly complex requirements of building control.
Apply for Building Regulation approval & liase with local authority/private building control. Advise the client on suitable builders/sub-contractors.
I have worked with local Building Inspectors in Harrogate and other local authorities for many years and more recently with private building control. I normally submit the Building Regulation on your behalf together with calculations and other supporting information and then coordinate with the building inspector to ensure that all required paperwork is in place to ensure approval.
Having many years experience experience I can advise on suitable contractors and assist my clients with drawing up an appropriate tender list.
Prepare written specification and invite tenders.
I can if required prepare a printed specification which together with drawings and calculations will form a tender package to ensure you get a competitive price from a reliable and experienced contractor.
Draw up a building contract for signature by client & contractor.
Using standard JCT contracts I will if required draw up contracts and a tender set of drawings and specification for signature by client & Contractor.
Administer the Building Contract including site visits issuing instructions and certifying monies.
I will if required carry out regular site visits and deal with the administration of the Contract including issuing instructions and certifying stage payments for the contractor. Following practical completion there is normally a period of from three months to a year at the end of which the contractor is required to remedy any defects prior to the final payment being made.
